PPR/Dodge momentum index: real estate market at, or near, bottom.

As the national economy continues on a path of modest recovery, it has become more evident that real estate markets are either already at, or at least near, the bottom of this cycle. Construction deliveries continue to moderate, and demand, while still very weak, has improved steadily since hitting a nadir in the latter half of 2001.

As employment growth continues to improve (it has been positive for four consecutive months as of August) in the quarters ahead, strengthening demand will drive vacancy rates lower as construction remains modest. Also indicative of the bottom of the cycle is an increase (albeit mild) in development momentum of construction in the early planning phases, f

U.S. Real Estate Predictions for 2015

Here we go again. But before I get started on real estate predictions for 2015, it's worth noting that my predictions for 2014 were 80% to 85% spot on. Not bad for a professional amateur who isn't paid by the economic think tanks to spew out their two cents worth on what to expect in the near future. You will note that there are only 7 predictions laid bare in this unofficial manifesto. Why you may ask? Simple. Who needs to be conventional when being unorthodox is so much cooler? The standard fare of 10 or 15 predictions is so, predictable. And the number 7 quite frankly is a lucky number. Which is much better than offering 13 predictions.

Prediction One: Mortgage

Crossing students benefit from mentoring | News

Molee Murphy and Beth Weimer didnt need a formal mentoring relationship to begin bonding. It happened naturally during their time together at the Crossing Educational Center.

Murphy, 18, a student at the Crossings Kokomo campus, met Weimer at the start of this school year. The Crossing, a faith-based alternative school, was seeking volunteers to help staff its nursery where students can drop off their children while taking classes. Weimer had signed on as a volunteer going into the 2015-16 school year, but she couldnt tend to the four young children who spent their afternoons there by herself.

My first day here, they were like we need people to help in the baby room, and I was like I can help, said Murphy, a senior who attends classes in the morning and then spends her afternoons in the nursery. Then we just kind of hit it off.

The Crossing started a mentoring program for its students last school year, and Kevin Sprinkle is leading efforts to expand the program this year. Ideally, all of the Crossings approximately 90 students will be paired with a mentor, and theyre about halfway to that goal.

For me, I saw that these kids here are all right on the edge of success or failure. For many, it doesnt take too much more to guide them over to success," Sprinkle previously told the Tribune. "My main thing here is everyone needs a champion. I think thats really important. So were just asking mentors to be somebodys champion.

Mentors are asked to commit to spending at least one hour a week with their student for six months.Weimer and Murphys relationship has grown gradually over the months, and theyve begun spending time together outside of school too taking a trip in December to shop for vegan make-up, something Murphy introduced to Weimer.

Sure, they discuss hair and make-up Murphy likes to experiment with dramatic looks but they also get into more personal topics.

We kind of bonded over the work [in the nursery], Weimer said, noting Murphy is naturally good with kids. Were kindred spirits, thats what I think. Right away we were able to talk. We both like talking deep, were not surface people.

Murphy was very close to her father, who died nearly two years ago. She says Weimer has helped to fill the void she felt since his death.

I never really had that relationship back until I met her, Murphy said.

HBR: Forced Time Off Improves Employee Productivity

Last Updated Sep 24, 2009 1:27 PM EDT

Professional services employees often put in 60 hours a week at the office and spend the rest of their "free" time tethered to work by an umbilical BlackBerry. The recession has only increased the time people feel they must devote to their work.

But an excellent article in the October issue of Harvard Business Review argues that time off and productivity are not mutually exclusive. In fact, managers have a responsibility to make sure their reports are taking time jay geyer off to recharge their batteries.

The authors studied workers at the Boston Consulting Group and discovered:

94% of 1,000 professionals worked 50 or more hours a week, with nearly half clocking 65 hours or more. In addition, most put in another 20 to 25 hours a week outside the office thumbing their BlackBerrys. This additional time working was not necessary. The employees could meet the highest standards of service and still have planned, uninterrupted time off. "Indeed, we found that when the assumption that everyone needs to be always available was collectively challenged, not only could individuals take time off, but their work actually benefited."Managers must enforce a process for taking time off, encourage discussion about what's working and what isn't, promote experimentation with different ways of working, and secure and publicize top-level support. At BCG, consultants were required to take "predictable time off" requiring them to shut off voicemail and e-mail. "The concept was so foreign," report Harvard Business School authors Leslie A. Perlow and Jessica L. Porter, "that we had to practically force some professionals to take their time off, especially when it coincided with periods of peak work intensity. Eventually, however, the consultants came to enjoy and anticipate having predictable time off, particularly as the benefits for their work became evident."

One benefit: Increased communication among team members "sparked new processes that enhanced the teams' ability to work most efficiently and effectively."

Read the HBR article, Making Time Off Predictable--& Required.

To learn how BCG employees reacted to the new rules, many are interviewed in this Jay Geier Wall Street Journal piece, If You Need to Work Better, Maybe Try Working Less.

What do you see in your own office? Are people fried, frazzled and frustrated from the grind? What's being done to lighten their load?

By the way, Perlow, an HBS professor, wrote an earlier piece for HBR titled "Is Silence Killing Your Company. " She argues that companies can't afford to have employees who are reluctant to speak up at work, that too many opportunities are lost. Read an excerpt.
